Job Description:

TTI Consumer Power Tools, Inc., has an opening in its Anderson, SC location for a Facilities Maintenance Technician that will support a large-scale manufacturing campus. This position is hands-on and maintenance-oriented and requires being on a call-out list and responding to emergencies as needed. Perform work in a high-paced, professional environment.

Responsibilities:

HVAC

  • Performs installing, maintaining, and repairing heating, ventilation, and air conditioning systems.

  • Analyzes, repairs, and performs preventative maintenance programs for motors, steam condensate returns traps, pumps, controls, compressors, auxiliary heating and cooling systems, and related devices.

  • Collaborate with the supervisor in the compilation of reports for changes to the HVAC systems which includes reporting cost, estimating values, and justifying changes.

  • Maintains all associated EPA requirements including accurate Freon logs.

  • Installs auxiliary control systems.

  • Lights off, shuts down and operates boilers.

  • Prepares systems for winter carry over and cold weather conditions.

  • Installs/Inspects thermostats, and electrical wiring of furnaces, unit heaters and cooling units.

  • Reviews modern design and concepts of HVAC systems

  • Operates microprocessor fan controls and fire alarm systems.

  • Programs computerized energy management systems

  • Charges, starts, and checks for proper operation of HVAC equipment and related devices.

  • Troubleshoots and repairs digital electronic and pneumatic HVAC control systems.

  • Starts, stops, and troubleshoots chiller operations.

  • Modify and or install natural gas and water piping systems.

  • Weld, Braze and or repair piping associated with HVAC install or modification.

  • Change and wash filters and other preventative maintenance related parts.

Electrical

  • Good knowledge of National Electrical Code and Electrical safety practices

  • Interpret electrical circuit diagrams and blueprints.

  • Use and maintain hand and power tools normally used in electrical and electronics equipment repair, such as, Ohmmeters, Ammeters, Meggers, and others.

  • Installs conduit, conductors, junction boxes, disconnects, switches and lighting systems.

  • Test safety equipment, exit and emergency lighting. Replaces ballast and bulbs as needed.

  • Repairs and replaces motors, starters, pumps, electrical aspects of chillers, boilers, fans, and related cooling/heating equipment.

  • Conducts electrical preventative maintenance including inspections, testing, cleaning and lubricating equipment and systems.

Plumbing

  • Installs, maintains, and repairs domestic and industrial water supply and drain lines for both the pressure and waste sides.

  • Repairs or replaces faucets, valves, toilets, fixtures, and other associated plumbing systems.

  • Repairs and replaces steam lines, roof drains, heat returns and main water lines of heating and cooling systems.

  • Installs gas, electric and open flame boilers, and water heaters.

  • Repairs circulating pumps and mixing valves.

  • Cuts and thread pipes

  • Plumbs commercial kitchen facilities

  • Repairs specialty plumbing items such as emergency eye wash stations.

  • Estimates time, material, and cost of any associated jobs.

  • Winterizes piping systems.

  • Maintains stock of common repair items such as fittings, valves, washers, pipe, and hose bibs

Carpentry

  • Repair broken windows, doors, walls, and ceiling tiles.

  • Repair and install door locks and closures.

  • Install towel racks and dispensers.

  • Repair and install racking systems.

  • Install door jambs and hand metal or wood doors.

  • Ability to comprehend plans, blueprints and specifications while recommending changes during the programming phase of a project.

  • Install insulations and weather stripping; maintain and repair machinery, tools and equipment associated with the carpentry trade.

  • Ability to repair or replace door handles and locking systems.

Requirements:

  • Must possess an associated degree in industrial maintenance and or commensurate experience related to overall facilities maintenance.

  • Hold certification as a Universal EPA Certified Technician, Type I, II, III

  • Holds certification in Mainstream Engineering R410A

  • Certified electrician license a plus but not required.

  • Ability to gain other certifications and complete training as directed.

  • Must have valid driving license, maintain safe driving record.

Physical Demands:

  • Standing for extended periods of time.

  • Repetitive motion.

  • Frequent bending, stooping, pushing, and pulling, climbing ladders.

  • Occasional lifting up to 50lbs – team lifts over 50lbs.

  • Able to work in various temperature conditions.

Internal Qualifications:

  • No final warnings

  • No more than 6 attendance points

  • Efficiency and Quality goals met for the previous 3 months.

  • Must be in current role for 6+ months.

  • Must meet all job description requirements.
