About the role
As a Project Management Market Director, you will coordinate and lead all aspects of the Advisory Project Management business for the New Jersey market. This includes supporting CBRE's Advisory and Transaction and broker-attached business, as well as driving growth in third party (non-attached) business. The Director is responsible for financial, operational and team execution and performance and will be responsible for acquiring and managing highly visible construction projects and ensuring projects are designed and completed in accordance with an approved project design, budget, and schedule pursuant to client needs.
The preferred candidate should have experience and knowledge of brokerage activities, including site selection, general market analysis, lease reviews, site walks, budget and schedule preparation, construction and installation methodologies, planning and scheduling processes, contract terms, local entitlements building codes, and financial reporting. This role requires a strong connection and good understanding to the local real estate market, effective communication skills and the ability to build relationships across multiple service lines, develop new business and generate additional business from an existing client base.
The appointed Director will be leading a cohesive team dedicated to the ongoing improvement and growth of the business success. They should possess pre-existing relationships within the commercial design and construction industries in New Jersey. Expectation is to be on-site in the Saddle Brook, NJ office in a hybrid capacity.
What you’ll do
Manage the financial performance of the New Jersey market, program, and client accounts, including budgeting, actual results, reporting, and forecasting. Take charge of billing, (including documentation required for revenue recognition), accounts receivable, collections, expense monitoring and control, staffing (including allocation, if applicable) and full P&L to EBITDA before all allocations.
Engage regularly with client(s) to ensure that goals and objectives are established and achieved. Develop and implement action plans to address any deviations. Anticipate and respond to the client's needs and concerns.
Effectively manage and direct project management staff in the market, ensuring comprehensive staff understanding and implementation of operations, policies, and procedures. Take the lead in supervising individual employees and/or subordinate supervisors. Identify performance tracking, mentoring, training needs, and motivating direct reports and work group. You may have direct or indirect accountability for hiring, terminations, compensation, and performance evaluations of direct reports, and your work group.
Direct all phases of project management including procurement/contracting, initiation, planning, execution, monitoring, controlling, and closeout phases of the project. Key focus areas include scope, budget, schedule, quality, and risk management.
Develop new business growth and maintain existing business relationships, both internally and externally. Responsible for business pursuits (both internal and external), integration and collaboration with other CBRE business lines, and cross-selling our CBRE business in the assigned geographic market, program or client accounts to achieve the company's strategic business objectives.
Exhibit a complete understanding of company's corporate governance policies and procedures. Ensure corporate governance policies and procedures are adhered to within work group.
Responsible for timely, accurate, and compliant contract procurement, contract negotiation, contract execution, contract administration, and closeout. Contracts include company's agreements, client/vendor agreements, company/vendor and supplier agreements. Monitor adherence to policies and procedures regarding internal governance and controls.
Exhibit capability in identifying complex project risks, conducting constructability reviews, formulating risk mitigation and contingency plans, and implementing action plans to mitigate, reduce or remove project risks for our clients and the company.
Coordinate the preparation of accurate, timely, and complete reports to the clients and company.
Participate in civic and business organizations. Conduct and maintain relationships with industry and trade associates, vendors, and professional organizations.
What you’ll need
Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
A Bachelor’s Degree and a minimum of eight years of comprehensive experience in commercial real estate project management, including direct involvement in reviewing leases with a transaction mindset.
Ideal candidate will have direct P&L responsibility, leading and developing teams, and possess a Firm-first mentality, intent on growing and developing the business, the platform, and people.
Prospective candidates should be able to bring to bear their existing relationships in order to drive and acquire business. A background in the general contracting or architectural fields is highly preferred.
Experience in leading a diverse workforce including project management, operations, sales, finance, and brokerage teams.
A solid understanding of the real estate industry in the areas of financial analysis, project management, construction, ethical practices, business operations, marketing and business development, and people management and team excellence.
