Building Maintenance Specialist I

POSITION DESCRIPTION: Under general supervision, the purpose of this position is to perform a wide variety of skilled maintenance and facility repair work. Employee functions at senior level to perform complex work with some independence, and more difficult work under direct guidance and supervision of the Crew Chief. This position may perform the job functions of a Park and Facility Worker III as required and performs other related work as required. This position may be tasked with supervision/mentoring of other employees.

  • Maintains City buildings, parks and recreational facilities
  • Maintains public right-of-ways, green spaces, City parks and recreational facilities; performs routine grounds maintenance tasks, e.g., lawn mowing, tree and hedge trimming, edging, laying sod
  • Performs general maintenance and repairs on structures, facilities, equipment, and other property in two or more of the trade disciplines, e.g., electrical, electronics, plumbing, elevator, HVAC, carpentry
  • Performs a variety of rough and finish carpentry; installs and repairs various fencing, e.g., wooden fencing, uchain link fencing; repairs and replaces boardwalks and other wooden structures
  • Installs and repairs various plumbing fixtures and piping, e.g., sinks, showers, toilets, pvc pipes, drinking fountains
  • Installs and performs repairs to electrical equipment, e.g., timers, light fixtures, outlets, switches, fuses, fans, hand dryers, electric gates, garage doors, air conditioners
  • Prepares, hangs and finishes drywall, e.g., applying compound, taping, sanding
  • Maintains a safe and clean working environment and provides for the general upkeep of assigned areas; utilizes various cleaning agents and construction chemicals, mixing each according to label instructions and product specifications and using each in accordance with prescribed safety precautions and directions
  • Recognizes and reports any detected deterioration, repair needs, and maintenance needs to manager
  • Performs related duties as assigned

MINIMUM TRAINING AND EXPERIENCE

  • High school diploma or GED, supplemented by technical school or college training for building and mechanical systems with five (5) to five (7) seven years of building and trades experience, preferably within a local government; or any equivalent combination of education, training and experience which provides the requisite knowledge, skills, and abilities for this position.
  • Must possess and maintain a valid driver's license.
  • Ability to plan, coordinate, schedule, direct, and motivate the work of staff
  • Knowledge and proficiency in the use of computers, Microsoft Office features and other basic software
  • Ability to communicate effectively, both orally and in writing
  • Ability to analyze data and information using established criteria, to define consequences and to consider and select alternatives.
  • Ability to compare, count, differentiate, measure, and/or sort data and information.
  • Ability to assemble, copy, record and transcribe data.
  • Ability to classify, compute, tabulate, and categorize data
  • Ability to manage and direct a group of workers.
  • Ability to counsel and mediate. Ability to persuade, convince, and train others.
  • Ability to advise and interpret on how to apply policies, procedures, and standards to specific situations
  • Ability to utilize design data and information
  • Ability to calculate percentages, fractions and decimals; ability to calcul te volume, ratios, present values, and spatial relationships
  • Ability to apply situational reasoning ability by exercising judgment, decisiveness and creativity in situations involving the evaluation of information against measurable criteria
  • Ability to establish and maintain effective working relationships with City and State officials, private sector executives and business representatives, and the general public
  • Excellent work history and attendance record
