Adecco US, Inc. Maintenance Supervisor in Chesapeake, Virginia

Adecco Search is avtively recruiting for a Maintenance Supervisor in Hampton, VA. Our client is a highly reputable Property Management company that is adding a dynamic, results-oriented Maintenance Supervisor who will oversee and coordinates a team of Maintenance Engineers who will maintain and repair various building systems within the community. The Maintenance Supervisor is responsible for evaluating problematic systems or facilities and determining what installation or repair services need to be performed. Oversees the apartment home operations and maintains the apartment make ready list. Manages the scheduling of the on-call, after-hours emergency calls. Coordinates with the property manager to make sure that coverage is available and in place during the afterhours; participates in the on-call rotation for emergencies.

Responsibilities and Duties

Technical Skills

• Maintain the physical condition of the property according to company operating and safety standards.

• Organize, prioritize and ensure that service requests and repairs are made correctly and in a timely manner.

• Oversee maintenance operations. Ensure that vacant units are made rent-ready in a timely manner (7 calendar days). Perform turnkey work as required. Ensure all make-readies are inspected prior to move-ins and meet property standards.

• Assist maintenance technicians as needed.

• Maintain hazard communications program and teach and promote safe work practices.

• Attend and participate in technical training programs to maintain personal skill level.

• Run a preventative maintenance program that minimizes emergency repairs and service repairs.

Personnel Management

• Manage the maintenance department in the most efficient and profitable manner possible given existing physical conditions, consistent with the goals of the company and property owners.

Ensure that the physical condition of the property is maintained according to company operating and safety standards.

• Organize and prioritize service requests.

• Ensure all service requests and repairs are made correctly and in a timely manner.

• Oversee completion of service requests in 24 hours or per property policy.

• Inspect grounds, buildings, and other property features daily to minimize liability concerns and ensure excellent curb appeal at all times

• Maintain an organized, clean and safe work area. Ensure adherence to the company’s safety and hazard communications programs, policies and procedures.

Major appliances

o Basic – Intermediate plumbing

o Basic – Intermediate electrical (when no license is required)

o Sheetrock

o General carpentry

o HVAC (diagnose, repair, and perform preventive maintenance)

o Pool care (if required by property)

o Pest control (if required by property)

o Roofs and gutters

o Painting

o Irrigation maintenance and repairs

o Landscaping

o Fountain maintenance and repairs

• Assist with recruiting and hiring of quality staff and recommend promotions and terminations when necessary. Assist property manager with documenting counseling sessions with maintenance staff.

• Work with the property manager to prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.

• Communicate and delegate duties effectively to staff members.

• Adhere to the company’s personnel management policies and procedures.

• Ensure all maintenance staff receive appropriate training.

Administrative

Pay Details: $62,000.00 to $65,000.00 per hour
