What you will do

In this job you are responsible to proactively maintain and preserve the value of Volvo’s properties/facilities through close cooperation with stakeholders and suppliers/partners. You drive and lead building long-term maintenance.

As a Property Manager you plan, drive, lead and monitor building long-term maintenance (LTM). You coordinate remodeling- and new construction projects related to the design, maintenance, construction, renovation and repair of manufacturing and/or non-manufacturing properties.

You also control and follow up on performance accountability; meaning that you provide expertise input and secure performance, business continuity, safety, quality, sustainability, cost control, efficiency and property value over time - without compromising on Volvo Group needs.

The Property Manager provides support for relevant scope in property transaction projects, defined per project.

Key Responsibilities

  • Responsible to ensure maintenance of our properties through their life-cycle by a structured work with property condition assessments and LTM plans.

  • Technical area of competence may differ (HVAC, Electrical, Security etc.)

  • Responsible for assuring compliance with relevant directives, authority regulations, laws and property legislation.

  • Responsible to assure compliance to both real estate and financial directives for properties.

  • Responsible for property management budget and cost including follow-up and reporting in designated systems and actively work to optimize property cost including sustainable savings.

  • Responsible to analyze and prioritize among investment needs and prepare data for investment cases.

  • Responsible for property projects, follow-up and reporting including registration and update in designated systems.

  • Responsible to ensure Health & Safety compliance within the day-to-day service delivery within the GRE scope.

  • Participate in the selection of, and negotiations with, suppliers and contractors in close cooperation with Volvo purchasing organization.

  • Responsible for managing sourcing where purchasing responsibilities are delegated to GRE.

  • Through close cooperation with business control, understand and explain the cost development as well as drive improvements to get back on track if needed.

  • Responsible for local dialogues after alignment with business control regarding cost calculation output and figures for forecast.

  • Responsible for content, data accuracy and ensuring timely updates for all dimensions in the property- and tenancy register and other real estate specific systems.

  • Support system implementations and rollouts of new processes and directives.

  • Responsible for the process of orders and invoices that is related to GRE, regarding daily operations and specific projects.

  • Support line management with evaluation and follow up of delivery performance incl. assessments.

  • Responsible to ensure energy optimization and sustainability within the day-to-day service delivery within the GRE scope.

Education/Certificates

•BS in Engineering or Building Systems or relevant diploma

•2-5 years of relevant property or project management experience in and industrial facility

Skills

•Solid technical knowledge of building installation systems.

•Proficient skills in building construction methods/ site infrastructure specifics.

•Knowledge of authorities demands and property legislation.

•Experience of project management.

•Negotiating and financial knowledge, how to add business value.

•Good presentations skills.

•Fluent skills in English, written and spoken.
