Primary Function of Organizational Unit
The Facilities Operations Unit is responsible for the smooth operation and maintenance / repairs of all facilities and utilities within the entirety of the university.
Primary Purpose of Position
The primary purpose of this position is to provide general services maintenance tasks such as carpentry, roofing, painting, make minor maintenance and aesthetic changes. This is skilled work in the building maintenance and repair of facilities.
Required Knowledge, Skills, and Abilities
The successful candidate must possess working knowledge of the standard practices and methods of carpentry, roofing, painting, electrical and plumbing trades; knowledge of tools and materials used in repairing and constructing wooden articles; knowledge of elementary arithmetic and units of measure; knowledge of the safety precautions of the plumbing trades, Ability to read and work from blueprints, drawings, or sketches; Ability to make accurate arithmetical calculations; Make minor maintenance aesthetical changes to electrical and plumbing fixtures. Ability to perform task which require walking, standing, bending, stooping, and working in awkward positions; Ability to lift moderately heavy objects cutting, bending, securing, wrapping, or finishing the surface of pipes, vents, ducts, drywall, and other materials; Skill in the use of carpenters’ hand tools and woodworking machines; skill in mixing paints and in matching and blending colors; Skilled in the use and care of tools and equipment used in the painting , minor electrical and minor plumbing trades.
Minimum Education/Experience
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Optional Guidelines: Experience in the Trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

Required Competency Knowledge
Duties
Performs a limited variety of recurring and non-recurring tasks/functions. These tasks/functions may involve related or varying processes to test, renovate, overhaul, replace, and perform preventive maintenance on standard building systems. Provides technical assistance to others by troubleshooting standard facilities maintenance issues and determining their cause. Mentors other technicians.
Duties: provide emergency unscheduled repairs, reads and interprets work orders to perform maintenance. Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
Required Competency Problem Solving
Duties
Identifies facilities-related maintenance problems that require in-depth analysis, and identifies options for solving those problems. Solve unusual facility maintenance problems that require the application of journey level trades knowledge and determines the most effective and efficient.
Gathers and analyzes/interprets information to better understand the nature of the problem. May seek input from subordinates, peers, and/or managers in the decision-making process in order to solve the problem. Evaluates options and chooses appropriate action by considering potential outcomes. Makes sure that problem is appropriately addressed.
Duties: Diagnose problems, replace or repair parts, test and make adjustments. Detect faulty operations, defective material and report those and any unusual situations to proper supervision.

Duties
Ensures all work meets and/or exceeds applicable codes and standards. Checks and re-checks work prior to, during, and after completion. Ensures that all parts of a project/task are completed. Uses appropriate record keeping methods.
Duties: Perform regular preventive maintenance on machines, equipment and plant facilities.

Duties
Ability to establish expectations and clear direction to meet goals and objectives of on-going work for a group of employees. Ability to motivate and engage employees through effective communication.

Duties
Identifies and resolves potential safety problems and unsafe work practices. Demonstrates to employees and others, safe ways to perform job tasks or the use of equipment. Informs supervisor of unusual safety concerns and makes recommendations for resolution. Determines appropriate protective equipment based on established standards. Regularly assesses site and shop operations for safety.
Duties: Comply with safety regulations and maintain clean and orderly work areas.

Duties
Clarifies the purpose and importance of directives, instructions, and messages; presents information in a clear and concise manner. Seeks input, listens, and checks for mutual understanding; asks for and provides clarification as needed. Explains purpose and procedures of facilities maintenance projects in language easily understood by the customer.
Duties:Display a good attitude when dealing with the students, vendors, co-workers, faculty and staff.

Duties
Identifies options, develops solutions, and takes action when responding to customer requests. Satisfies individual customer requests while balancing multiple priorities. Assesses or checks with customer to ensure solution meets request. Develops effective working relationships with internal/external customers (vendors, subcontractors, etc.) that further the work unit’s goals. Reviews customer requests and seeks clarification as needed.
Duties: Listens to issues and makes necessary recommendations to resolve.
