Description JOB SUMMARY DESCRIPTION / PRIMARY PURPOSE OF JOB This role is responsible for managing office buildouts from initiation and planning to occupancy, with the ability to oversee simple projects with short timelines to large and complex projects to deliver results across all projects. JOB RESPONSIBILITIES/RESULTS Manage all phases of a buildout project including planning, design, construction, and occupancy. Create project floor plans, construction scopes, budgets and schedules, obtaining approvals as needed. Manage the selection process of general contractors. Monitors expenditures of the capital budget for each assigned project, reviews and approves payment applications ensuring proper coding. Partner with internal departments and lead cross-functional meetings reviewing project progress, including the identification of risk with associated mitigation strategies. Order materials, office furniture, and other supplies ensuring on time delivery for occupancy. Coordinate final punch list reviews to inspect workmanship and conformance with project plans, including creating and distributing a punch list report documenting any and all deficiencies found and providing a re-inspection to ensure all outstanding items are resolved prior to turnover to retail. Coordinate vendors to prepare for occupancy (i.e., movers, junk haulers, etc.). Ensure completion of retail locations construction project on time and within budget Communicates with landlords, brokers, contractors and suppliers Perform other duties/responsibilities as assigned JOB REQUIREMENTS Minimum Education, Certification and Experience Requirements Education Minimum of associate's degree or equivalent experience Experience 1-3 years' experience in facilities, construction or real estate Knowledge / Technical Requirements Understanding of general construction, timelines, and budgets Knowledge of construction bids, quotes, contracts and project closeout Strong attention to detail Proficient in Microsoft Office Suite Competencies, Skills & Abilities Ability to manage multiple projects concurrently, maximizing value while minimizing costs Excellent problem-solving skills and analytic ability Self-Starter and able to adapt to a changing environment WORK CONTEXT Working Conditions Standard office conditions Equipment Operation Standard office equipment Equal Opportunity Employer/Protected Veterans/Individuals with Disabilities The contractor will not discharge or in any other manner discriminate against employees or applicants because they have inquired about, discussed, or disclosed their own pay or the pay of another employee or applicant.
