Adecco is hiring on behalf of a nonprofit organization in Grand Rapids for the position of Director of Facilities and Properties . In this role, you will oversee the management and upkeep of office spaces and owned rental properties. You will manage tenant relations, maintenance teams, budgets, procurement, and ensure compliance with relevant regulations. The Director of Facilities and Properties ensures that all facilities are safe, functional, and aligned with organizational standards. Reporting to the Vice President, you’ll make cost-effective decisions for repairs, upgrades, and handle tenant-related legal matters.
Position : Director of Facilities and Properties
Job Type : Full-Time, Salary Exempt, Direct Hire
Salary Range : $79,200 - $115,000 per year, commensurate with experience and qualifications
Responsibilities:
Property Inventory & Maintenance
Conduct quarterly and annual property assessments to identify and plan for maintenance needs.
Oversee preventive maintenance for systems such as HVAC and plumbing to minimize repair costs.
Conduct regular inspections and travel throughout Kent County to address maintenance and property needs.
Compliance & Regulatory Management
Ensure compliance with all local, state, and federal regulations, including HUD guidelines.
Conduct Housing Quality Standards (HQS), ASPIRE, and lead-based paint inspections, maintaining documentation and corrective actions.
Tenant Relations & Leasing
Foster positive tenant relationships, address concerns, and support tenant retention.
Manage leasing activities, review and negotiate leases, and handle tenant-related legal matters, including eviction prevention when needed.
Emergency & Preventive Maintenance
Develop and maintain emergency response protocols and ensure safety standards across properties.
Coordinate and supervise all emergency and planned maintenance tasks.
Supervision & Leadership
Lead a team of 3 full-time maintenance technicians, providing clear communication, guidance, and performance metrics.
Oversee the maintenance inventory and vehicle fleet, ensuring all tools and vehicles are in good working order.
Cost-Effective Decision Making & Procurement
Make budget-conscious decisions regarding maintenance and procurement needs, ensuring quality and affordability.
Manage supplier relationships, inventory, and procurement processes according to company policy.
Software & Reporting
Maintain property records and reports using Buildium software for streamlined maintenance tracking and data access.
Utilize Microsoft Office Suite for documentation, reporting, and communication.
Industry Awareness
- Stay informed on trends and best practices in the nonprofit and affordable housing sectors to ensure compliance and respond to tenant needs effectively.
Qualifications:
Required:
Bachelor’s degree in property management, real estate, business administration, or equivalent experience.
5+ years of property management experience, with at least 2 years in a supervisory role.
Proficiency in Microsoft Office Suite.
Unrestricted driver’s license and personal vehicle for regular site visits (mileage reimbursement provided).
Physical ability to perform tasks requiring mobility and strength.
Preferred:
Certification as Lead Risk Assessor or commitment to obtain within the first 12 months.
Experience in the nonprofit or affordable housing sector.
Knowledge of Buildium or similar property management software.
Certification in property or facilities management is a plus.

Pay Details: $79,200.00 to $115,000.00 per year
