We are seeking a Maintenance Supervisor to join our team in Grand Rapids, MI who enjoys new challenges, is driven, and leads by example. The ideal candidate will strive to create happy residents through providing superior customer service and a well-maintained property. Maintenance Supervisors are responsible for overseeing a team of Maintenance Technicians, ensuring work orders are being completed timely, working with vendors, supply ordering, apartment turns, service requests, and overall maintenance of the apartment community.

This position is full-time, split between 2 properties on same property with possibility of expanding supervision to additional properties if needed.

What we are looking for:

• Efficient and effective scheduling and supervision of:

-Subordinate personnel

-Work order requests

-Maintenance priorities

-Outside contractors and vendors

• Actively participates in daily meetings of the maintenance team to organize and assign duties.

• Delegate, oversee and/or perform maintenance requests and unit preparation timely, effectively and efficiently.

• Develop, implement and track preventive maintenance program.

• Maximize opportunity to reduce utility consumption.

• Coach, teach and train all subordinate staff. Provide both positive and corrective feedback as needed. Create a supportive and productive environment.

• Have a working knowledge of and perform duties in the following areas:

  -Light electrical work -Maintenance equipment Light plumbing work -Masonry -Carpentry -Painting / drywall -Appliances -Pool maintenance -HVAC -Irrigation systems -Boilers -Carpet / tile repair -Window / screen repair -Lock repair / replacement

• Understand and utilize any software programs required. (*Onesite, etc.)

• Maintain a professional and positive attitude when dealing with everyone.

• Participate in standby‐emergency (on‐call) coverage when applicable.

*Including weekend and holidays. *Must respond within 30 minutes of being alerted of an emergency.

• Adhere to and promote all safety procedures and regulations at all times.

• Inventory Control

SUPPLEMENTAL JOB FUNCTIONS:

• Assist in scheduling and participate in annual apartment inspections and move‐in/move‐ out inspections.

• Manage purchasing and stock control, while keeping an awareness of budget limits.

• Participate in annual budget preparation and contract / bid solicitation.

• Grounds upkeep maintenance and/or oversight (Snow removal, lawn maintenance, landscaping trash removal)

• Monitor physical security of property (Adequate and functioning lighting on grounds and in common areas &c heck to be sure storage areas and secured entrances are locked when applicable)

• Maintain MSDS books.

• Assist with custodial and grounds work when necessary.

• Perform limited exterminator services when necessary.

• Recruit, hire, evaluate and if necessary, terminate staff (Supervisor approval required).

• Attend required training sessions.

• Access electronic correspondence such as KMG email accounts and the company website regularly.

• Other related duties as assigned by supervisor
