Sr. Maintenance Technician - HVAC

Classification Summary:

Incumbents are responsible for performing skilled journey level repairs and preventative maintenance requiring advanced training, experience, licensing and knowledge. Duties include: diagnosing, troubleshooting and repairs of mechanical equipment such as commercial style boilers, HVAC units, advanced electrical systems, life safety fire alarm programming systems and associated computer software; advanced carpentry; extensive electrical work; advanced plumbing; coordinating and monitoring work performed by contractors; mentoring the work of Maintenance Associates and Technicians; oversight of an assigned facility or mechanical equipment; and being available outside of normal business hours to reply to questions and respond to emergencies including duties during inclement weather.

Minimum Education and/or Training and Experience:

High School diploma or equivalent (G.E.D), two years experience in related maintenance area, and up to one year of specialized or technical training.

Preferred Education and/or Training and Experience:

Licensing Requirements: Valid Drivers License Universal EPA HVAC/HVAC/R Certification

Classification Duties:

  1. Perform skilled journey level repairs, services, preventative maintenance of systems and equipment in assigned specialty area. (B2)
  2. Perform assessments and provide advice in areas of expertise. (B2)
  3. Monitor and maintain work order and preventative maintenance program. (B2)
  4. Develop and maintain rapport with outside vendors, suppliers and contractors, and serve as liaison to department management. (B2)
  5. Coordinate and supervise work performed by contractors.
  6. Serve as mentor and oversee the work of Maintenance Technicians and Associates. (B2)
  7. Research, consult with department management and order equipment, parts, tools and supplies when or as needed.
  8. Comply with all College and relevant governmental safety guidelines. (B2)
  9. Perform required inclement weather duties as directed during regular or unscheduled shift days/hours to assure safety of campus navigation for all pedestrians and motorists including but not limited to, plowing snow, sleet, ice and chemical application to parking lots and sidewalks, entrances, etc. (A1)
  10. Perform other related duties of a comparable level/type as assigned.

Position Duties:

Perform skilled journey level repairs, services and preventative maintenance of HVAC systems and mechanical equipment of the campus buildings. Monitor the Utility Management software program to assure climate control of HVAC for interior comfort. Monitor/inspect and document filter maintenance and replacement for all roof top units, ground units and mini split HVAC equipment. Clean cooling coils regularly/seasonal. Maintain, inspect and monitor the operation of all HVAC air handlers Maintain and repair residential AC units and interior furnaces for all Viking Woods student apartments and club house when directed or as needed. Repair boilers and related mechanical equipment when directed or when assistance is required.

Knowledge:

Knowledge of Variable Air Valves (VAV) control and balancing. Advanced knowledge of electrical systems; Advanced knowledge of HVAC/HVACR systems, boiler, and mechanical equipment throughout the facility. Basic knowledge of hand and power tools; Understanding of carpentry principles; Understanding of mechanical and engine components; Basic understanding of locking systems; Technical knowledge regarding door hardware installation; Advanced knowledge of plumbing; Moderate knowledge of painting; Applicable computers and software.

Skills:

Operating computers and software; Knowledge of preventative maintenance program; Knowledge of utility maintena ce program; Performing general labor and maintenance in assigned area of responsibility; Operating applicable tools, equipment, and machinery; Reading and comprehending manuals, specifications, drawings, and blueprints; Utilizing communication and interpersonal skills as applied to interaction with coworkers, supervisor, the general public, and others sufficient to exchange or convey information.

Wage/Salary: Minimum of $20.71 per hour
