Primary Purpose

Responsibility for assigned projects, including headquarters and field office locations with respect to space planning, facility move plans and related budget forecasts. Proactively work with clients and stakeholders identify space outlook, develop requirements documentation, and create space plans (using AutoCAD) to meet portfolio strategy objectives and client's operational needs, while adhering to corporate standards. Work with team members to provide smooth transition from planning to delivery. As needed, assist with the organization and management of construction and M/A/C activities for related projects. Project coordination responsibilities include familiarity with construction details - scope, schedule, budget, and resource allocation.

Primary Duties

  • Maintain working knowledge of corporate standards, applicable codes and industry trends. Maintain expertise in the use of CAFM software and provide operational/functional support for Constellation Energy and Business Unit personnel. Make updates as needed to keep CAFM information accurate. User CAFM to generate space utilization and other reports for Business Units.

  • Perform facilities analysis, space planning and utilization modeling for existing or proposed locations. Participates in the development of strategic facility occupancy plans for non-utility offices. Identify client's requirements and project goals; evaluate existing documentation and conditions; identify project resources, limitations and code requirements; develop alternatives and obtains appropriate approvals. Create and/or modify AutoCAD files as needed

  • Coordinate activities between Real Estate & Facilities and external service providers, which may include general contractors, vendors, and suppliers. Support and facilitate project bid process/package in collaborate with Supply to procure, evaluate, and award occupancy project contracts

  • Develop cost estimates and project budgets and control and monitor actual project costs against budget and actively participate in design decisions and documentation and drive technical designs to consensus and approval. Review design documentation and specifications for value engineering opportunities

Job Scope

Position interacts with clients, senior leadership, outside vendors, architects, and consultants on a regular basis. A focus on space efficiency and effective design is required to facilitate enhancements to employee productivity and provide a positive work environment.

Minimum Qualifications

  • Bachelor's degree in Architecture, Interior Design, Engineering, or related field. In lieu of degree, 6-9 years of relevant experience

  • 4-7 years' experience in space planning, facility management, project administration, or occupancy planning, or the equivalent combination of formal education/training and experience

  • Knowledge of building codes, ADA and local, state, and federal regulations

  • Knowledge of AutoCAD and CAFM systems, including basic design techniques and construction standards

  • Knowledge of furniture manufacturers' product lines

  • Working knowledge of Microsoft Word, Excel, Project, Power Point, and Sharepoint software programs

  • Excellent listening, verbal and written communication skills

  • Ability and initiative to problem solve, identify opportunities for process improvements, and achieve results through teamwork and leadership

  • Demonstrated ability to initiate and conduct cost benefit studies, financial analyses, and project life cycle analysis
