City Of Minneapolis-Human Resources Supervisor Building Services in Minneapolis, Minnesota

Position Description Provide facilities management, including oversight of preventive maintenance, renovation, contract services, tenant services, and security/safety in assigned facilities, and manage custodial services. Work Location This position currently works on-site only. The City of Minneapolis does not sponsor applicants for work visas. Job Duties and Responsibilities * Implement schedules to maintain building systems, including mechanical, electrical, carpentry, structural, grounds, security, life safety, and building automation. * Oversee and direct the operating budget for assigned facilities, including preparing required reports and coordinate operations through integration of budgets, utilization of personnel or contract employees, schedules and integration of workflow. * Supervise and manage the Supervisor of Custodial Services, ensuring a clearly established Custodial Services Brand Statement "Clean & Green" with commitment to be a consistently environmentally friendly cleaning operation. * Review inspection reports to identify trends and develop action plans to address any deficiencies address with Supervisor of Custodial Services. * Develop written custodial work plans (to include costs estimates) for assigned facilities through adopted professional standards, on-site observations, design drawings, customer and management input. . * Participate in the selection of design process, specifications and construction documents, bid process and construction activities and selection of consultants. * Meet with vendors to help clarify specifications, ensure compliance with specifications, and authorize payments. * Manage service contracts including preparation and evaluation of bids. * Administer the Indoor Space Temperature policy for all buildings assigned in order to maximize energy savings. * Ensure that organizational policies are communicated, understood and properly implemented and assist in revising policy when required. * Perform regular inspections and audits for assigned facilities, communicating problems when discovered. * Coordinate contractor or Departmental staff activities associated with new construction or remodeling projects. * Assist in the management of space improvements and internal staff moves, including production of specifications, bidding documents, estimation of costs, and procurement of furniture. * Audit facilities to create and compile a listing of potential capital improvement projects for review and approval. * Investigate, analyze, develop and implement an overall security plan for assigned City facilities and staff that use them, including plans, policies, procedures and training. * Participate in the City Security Working group for the downtown campus, or wherever appropriate. * Participate in the City Risk Management Safety Committee. * Participate in the City Green Purchasing Committee and contribute material as requested. WORKING CONDITIONS: Office setting and field work Required Qualifications Minimum Qualifications Bachelors Degree in Facility Management, Architecture, Business Administration, Engineering or equivalent Minimum Experience Four years of related experience which includes facilities and cleaning management Selection Process The selection process will consist of one or more of the following steps: a rating of relevant education and experience and/or an oral examination (100%). It is important that your application show all the relevant education and experience you possess. This information will be used to determine which candidates will proceed in the selection process. Only those candidates who attain a passing score (70%) on each step in the selection process will be placed on the eligible list. Background Check The City has determined that a crimi al background check and/or qualifications check may be necessary for certain positions with this job title. Background Check (Police) The City has determined that a thorough Minneapolis Police Department criminal background check is necessary for positions with this job title. Drug and Alcohol Testing All job applicants must pass a pre-employment drug and alcohol test once a conditional offer of employment has been made. Applicants will be required to sign a notification and consent form prior to undergoing drug and alcohol testing. Applicants who do not consent to undergo drug and alcohol testing will not be required to do so and the City will withdraw the conditional job offer, resulting in the job applicant no longer being considered for the position. Medical Exam After a conditional job offer, candidates will be required to pass a medical examination which includes a physical screening. This list will be certified to the hiring manager who may use the list to fill a vacancy of the same job title. This eligible list will expire two months after it has been established. Interview Selection The hiring authority reserves the right to determine the maximum number of candidates to interview from the established eligible list. If the hiring authority decides to interview other than by exam score order, they may select additional people to interview based on a candidate's education or experience related to the field, work history, or skills uniquely related to the operational needs of the position. Knowledge, Skills and Abilities Certification form one of the cleaning Association either the Worldwide Cleaning Industry Association or the International Executive Housekeeping Association or an equivalent. Attain Sustainability Associate certification within one year of employment. Successfully complete NIMS 100,200, 700 and 800 online certification within 6 months of employment Successfully complete NIMS 300 and 400 series within one year of employment. * Working knowledge of local, state, and federal, building codes. Demonstrated knowledge of planning and management of facility maintenance operations. Considerable knowledge of facility operations practices and standards. Considerable knowledge of CIMS or equivalent Industry Cleaning Standards Knowledge of budget management and evaluation process. Knowledge of the construction industry. Good knowledge of modern office technology and software including CAD, Word, Excel, and project management/coordination software. Experience working with construction and service contractors.
