The Facilities Manager plays a crucial role in ensuring tenant satisfaction by overseeing the efficient and cost-effective operation and maintenance of services within designated properties. This includes managing service personnel to enhance plant reliability, sustainability, and asset preservation. Key responsibilities also encompass ensuring the safety of services and systems, managing essential services, and addressing risk management. Additionally, the Facilities Manager oversees building contractors and their performance in collaboration with the CBRE FM+ division.
The role requires maintaining and fostering positive professional relationships among tenants, clients, staff, associates, and the employer, consistently promoting CBRE's corporate values, ethos, policies, and practices. A successful Facilities Manager will be self-motivated, capable of effective communication, and proactive in liaising with tenant organizations, while maintaining high standards of personal presentation.
The opportunity:
Service Excellence: Achieve high tenant satisfaction, maintain superior customer service, meet client-CBRE KPIs, engage key stakeholders, and foster a collaborative culture.
Operating Expenditure: Manage site expenses within budget, ensure efficient operations, initiate cost-effective repairs, and assist in budget delivery.
Site Functionality: Prevent significant disruptions, provide timely technical reporting, manage documentation, oversee cleaning and security, ensure compliance, and report building performance.
Compliance: Adhere to laws and procedures, manage contractor compliance, ensure contracts are in place, and improve contractor relations and performance.
Sustainability and Risk: Manage energy and waste, achieve NABERS ratings, ensure WHS and environmental compliance, and implement a zero-harm work environment.
Property Operations: Foster customer engagement, manage budgets, implement strategies for efficiency, monitor building services, and ensure timely inspections.
Contract Management: Oversee contractor activities, review and re-tender maintenance agreements, monitor performance, and maintain documentation compliance.
Tenant Liaison: Address tenant inquiries and complaints, maintain customer service, and communicate changes in building operations.
Administration: Chair contractor meetings, monitor budget vs. expenditure, address audit items, and update tenant information packs.
General: Perform tasks assigned by the Director, engage in specialist tasks, participate in training, and attend facilities management meetings.
About you:
Excellent interactive service delivery and relationship skills.
Knowledge of statutory legislation relevant to property operations and building services, including WHS Act and Essential Services regulations.
Strong understanding of essential fire safety measures, mechanical services, structural, and make-good works.
Superior organizational skills with the ability to meet strict deadlines and manage multiple functions and projects simultaneously.
Confidence and maturity in communication with excellent written and oral presentation skills, and proficiency in Microsoft Word, Excel, Outlook, and PowerPoint.
Minimum 3 years' experience in building facilities/management roles focusing on sophisticated commercial and industrial properties.
Tertiary qualification in property, technical, or facilities field, or relevant trade courses.
WHS General Induction for Construction Work or equivalent certification.
Experience in contractor management within commercial and industrial building environments.
