Job Description
We are looking for a Financial Analyst with strong analytical and modeling skills to join our Third Party Finance Team. The position reports to the Senior Finance Manager of Third Party Finance and works closely with the heads of Third Party Operations, Corporate Finance, Accounting, Revenue Management, and Cash Management. The role will have the opportunity to create pro formas, budgets, financial reports, and various analytical models for hundreds of acquisitions and developments.
RESPONSIBILITIES
Underwrite potential Third Party developments and acquisitions by partnering with Business Developers, Operations, and Revenue Management
Provide 5 year projections and budgets for third party properties using various models and analytical tools
Build and maintain various financial databases and models related to markets and submarkets, rates, occupancy trends, and expenses
Conduct ongoing analysis on rates and occupancy trends and monitor cash flow and performance of third party properties
Prepare management reports such as P&L forecasting and performance reports to help senior management with monthly forecasting and quarterly earnings
Partner with Third party owners and investors and senior leadership from Operations, Accounting, and Cash Management to resolve financial reporting, pricing, and reporting issues
Prepare month-end Third Party journal entries and accruals and reconcile various allocations and expense accounts
Provide variance analysis of budget vs. actual results for assigned areas and explain the causes of any variances
Assist with the preparation of monthly financial reports and review income statements, balance sheet, cash flow analysis, and performance reports
Develop ad hoc reports as needed.
Qualifications
Bachelor's degree in Finance, Accounting, Economics, or a related field
1 - 2 years of related experience in finance, accounting, and real estate
Advanced knowledge of Excel (vlookups, formulas, if statements, pivot tables, etc.)
Real Estate industry experience is a plus
Outstanding organizational skills and great attention to detail
Exceptional presentation and analytical skills
Excellent written and verbal communication skills
Strong initiative and ability to manage multiple projects
