Position Mission

The Director of Facilities reports directly to the Executive Director and is responsible for the development, operation, and maintenance of the facilities, including buildings and associated electrical and mechanical systems, utility systems to include water, natural gas and electricity, grounds, streets, sidewalks, landscaping and grounds. Responsibilities include providing strategic and long-term facility planning services. The Refurb Manager will report directly to the Director of Facilities for compliance with maintenance guidelines and supplies. You must have exceptional communication and team building skills to effectively provide leadership, direction and supervision to maintenance, refurb and grounds staff.

Specific Duties

  • Directly supervise employees within Maintenance, Refurb and Grounds
  • Authorize overtime; Review and approve timesheets
  • Provide information to be communicated to the residents through the Ridge Reporter Newsletter
  • Work with Executive Director to develop, implement and manage the necessary policies, procedures and strategies to achieve goals
  • Works with Executive Director for hiring, counseling, and termination of staff within department
  • Understanding of budgets and managing expenses
  • Report the information required by the Board of Directors for their monitoring of progress towards achieving and sustaining the Corporate Mission
  • Schedule and maintain communication with Executive Director and team members through regular staff meetings
  • Create and communicate goals
  • Timely and efficiently collect, prioritize, and assign maintenance/ground service requests
  • Oversee event setup to make sure events are set up timely and consistent with work ticket/event calendar request
  • Oversees maintenance throughout the community
  • Oversees and manages maintenance contracts, electrical systems, fire panels, emergency response systems
  • Develop vendor relationships and negotiates contract for maintenance/refurb/ground services when appropriate; makes recommendations to Executive Director
  • Oversee vendor management related to soliciting competitive bidding/pricing
  • Build and maintain long-lasting, strong relationships with customers while partnering with them to better understand their objectives and needs
  • Evaluates equipment needs and submits requests to the Executive Director
  • Provide leadership and training to direct reports to optimize their ability to perform their necessary tasks
  • Coordinates/assists with development of fire safety, maintenance, safety procedures and practices
  • Develop and implement overall safety programs for all facilities in compliance with all applicable safety standards, including OSHA, Environmental Health, etc.
  • Manage the certification process regarding proper storage and disposal of hazardous and environmental waste
  • Implement proactive and best practice preventive and deferred maintenance plans to improve buildings, structure, grounds in compliance with all applicable building codes, licenses and inspections
  • Maintains assets, equipment, and supplies to avoid waste, damage to areas, and accidents
  • Implement and manage an inventory system for supplies and equipment
  • Ensures equipment and vehicles are maintained in a clean, sanitary condition, and inspected
  • Orders and keeps inventory of all maintenance and ground supplies not to exceed budgetary guidelines
  • Performs other related duties as assigned
