Position Summary

Programs, monitors, and troubleshoots Building Automation Systems ( BAS ) and controls to ensure and improve operation of complex facility and life safety system functionality. Develops and implements procedures and capabilities to monitor and predict operational capability.

This position will be required to perform emergency, overtime and call-in work as necessary to repair and maintain campus building automation systems in excess of the normal shift (7:00am to 3:30pm, Monday – Friday).

Responsibilities

  • Coordinates, manages, implements and/or performs technical product support for a wide range of BAS systems and components, primarily Johnson Controls Metasys

  • Engineers control sequences for new installations and system upgrades

  • Develops, modifies, and tests software programs for BAS systems

  • Commissions and provides contractor oversight for new and existing BAS installations and modifications

  • Sets up and configures workstations, user interfaces, data servers, networking devices, protocols, routers, switches, mass storage devices, gateways, and/or hubs for BAS functionality

  • Creates, verifies, and updates point databases and programmable logic schemes and troubleshoots and resolves database issues.

  • Monitors, tests, maintains, and repairs electronic and pneumatic building control systems components and related mechanical equipment

  • Operates the service desk, identifying, troubleshooting, triaging, and escalating system functionality and field issues

  • Monitors and configures critical system alarms and their routing. Sets-up historical data capturing and totalization for archiving to data historian servers

  • Monitor and adjust automation schedules as building occupancy change to maximize campus resources and minimize energy costs

    Knowledge Skills and Abilities

  • Visual acuity necessary to read parts books and equipment manuals.

  • Ability to read requisitions and receive information; ability to read English language sufficiently to read and understand construction documents (i.e., blueprints).

  • Ability to read work orders, printed history pages and schedules from the energy management system, hazardous substance warnings, installation and repair manuals, and equipment operating instructions.

  • Interpersonal skills necessary to interact effectively with the public and other university employees.

  • Analytical skills necessary to diagnose and correct electronic failures in electronic equipment and related systems.

  • Sufficient manual dexterity with one hand to operate hand and power tools, manually, complete paperwork such as recording items on work orders and receiving documents, and operate computer terminal for EMS .

  • Must have sufficient physical flexibility to stoop, crawl under equipment and other low spaces in order to perform preventive maintenance tasks.

  • Perform tasks requiring standing, bending, stooping, kneeling, and walking significant distances between and within buildings on campus in order to attend to various maintenance tasks across campus.

  • Ability to enter, exit, and perform duties in confined spaces in order to correct problems and maintain electronic systems.

  • Ability to climb stairs, ladders and scaffolding, and work at heights above 30 feet in order to reach equipment.

  • Ability to grasp, lift and/or carry, or otherwise move equipment or components (i.e., motors) weighing a maximum of 50 pounds.

  • Must by physically able to lift your arms above your head in order to reach remote equipment installations.

  • Ability to perform duties within extreme temperature ranges so as to do necessary outdoor maintenance in the summer and winter.

  • This job requires a valid driver’s license with an excellent driver’s record which would permit Wisconsin certification in order to drive University vehicles.

  • Ability to work with and cooperate with supervisory staff at all levels in order to maintain a smoothly functioning work unit.

  • Ability to learn and perform all essential job functions accurately and safely with minimal direct supervision.

  • Ability to understand and apply information presented in training programs, conferences, and/or professional literature in order to keep abreast of changes in the job, the industry and to do your job safely.

  • Basic mathematical skills, including addition, subtraction and multiplication, necessary to complete work orders.

  • Ability to complete and pass a pre-employment physical screen.

  • Possess or be willing to obtain NICET level 1 fire alarm system certification within 6 months of hire.

  • 2 Years minimum experience with institutional/commercial building HVAC systems and controls is required.

  • Experience with building HVAC control system software from any company is required.

  • Experience with Johnson Controls Metasys control system and software is preferred.

  • 2-Year associate degree or similar education in building HVAC systems and controls is preferred.
