We develop and manage Apple’s global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world.

Description

The AMR Development Director will work with the senior leadership team, functional leads and GEO leadership to develop and implement business strategies and operational policies and process. Directly manage and lead the Geo development team consisting of development leads, development managers and relevant support team members. Provide guidance, leadership, support and mentorship to the development team in order to grow individuals within the team and to identify issues and opportunities early in development process for all project and program types including NSOs, refreshes, retrofits, MEP equipment replacements, fleet wide programs, and complex design issues in operational stores. Ensure that projects are set up properly and with best practice processes and systems to ensure the teams can operate efficiently and effectively using the business workflow process and Apple Standards of quality and design. Drive functional and operational excellence of all projects and programs by providing consistent and prescript feedback to all cross functional teams including real estate, design, innovation, standards, merchandising, direct sourcing, security, IS&T, etc. Sign-off the project Proforma, budget and schedule at relevant and key stages within the workflow process (Gate1, Gate2, Schematic Design Review, GC Contract signing). Management of the closeout process, warranty, construction defects and design errors and omissions, as well as turnover of the project or program to the facilities team. Review of lease terms and collaborate with real estate team to obtain all necessary approvals from the Landlord as well as negotiations for work letters. Engagement of general contractors, consultants, and vendors including competitive bidding and negotiation including SOWs, CPSAs, and project specific contracts. Minimum 40% travel required for project visits, site tours, meetings with cross functional team members, etc.

Minimum Qualifications

  • 10+ years of people management experience.

  • 15+ years of construction/project management experience with a demonstrated focus in delivering outstanding retail stores or workplaces.

  • Extensive international experience in large developments such as retail store expansions, campuses, and other hyper scale construction.

  • Strong background in commercial and industrial construction to include mechanical, electrical, process piping, plumbing building systems, tenant improvement with bespoke architectural finishes, site work and ground up construction.

  • Bachelor's Degree in Mechanical, Electrical, Industrial, or Construction Management preferred.

  • Deep expertise in the planning, scheduling, budgeting, resourcing, and executing of all technical services required to maintain and improve a large real estate portfolio. This includes mechanical, electrical, plumbing, controls, fire-alarm, lighting, furniture, etc.

  • Extensive knowledge of and experience with the upkeep and function of buildings, building systems, machinery, landscape, and quality improvement projects.

  • Ability to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value.

  • Excellent leadership, communication (keynote), and supervisory skills, including experience working with all levels of an organization and ability to manage customer service issues involving employees in a professional and positive manner.

  • Ability to develop cost estimates, cash flows, schedules, and analyze Total Cost of Ownership (TCO) and Whole Life Cycle costs.

  • Experience building and maintaining relationships with facility operation teams, utility companies, government agencies, architectural & design firms, and general contracting firms.

  • Proven people manager who builds capabilities of individuals and teams through effective employee development, involvement, communication and coaching.

  • At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $249,800 and $400,000, and your base pay will depend on your skills, qualifications, experience, and location.Apple employees also have the opportunity to become an Apple shareholder through participation in Apple’s discretionary employee stock programs.
