JOB SUMMARY: Conducts the day-to-day community level purchasing tasks including bidding and awarding of contracts with various trade partners. Interacts with appropriate internal and external personnel to clearly and thoroughly communicate proper standards and expectations and respond to and resolve concerns.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Bidding/Contract Negotiation/ Contract Management of New Communities:

  • Create and set-up new communities going out to bid on KBTPO/ KB Sharepoint.

  • Send out Bid Invites to interested vendors.

  • Create Spec Levels, Scope of Work, and coordinate plans.

  • Research and respond to questions from bidders.

  • Compile lowest bids and create budget template in Excel.

  • Negotiate contracts with vendors to include base and options per division goals/business plans.

  • Analyze competing bids and make decisions on contract awards.

  • Coordinate with the CPA to execute contracts into Homebuilder One.

  • Prepare contract change requests for review and approval by SVP of Purchasing and SVP of Finance

  • Set up, maintain, and protect all documents on KB Sharepoint to include most up-to-date plans, sub lists, community information and documentation. Ensure accuracy, update as necessary with current information.

  • Supply chain management

  • Rebate management

Manage Active Communities / Communication:

  • Maintain direct communication with Internal Departments (Forward Planning, Land Development, Operations, Centralized Purchasing Administration, National Purchasing) and External Vendors to provide directions / clarifications on contracts, scopes of work, and responses to project RFIs.

  • Troubleshoot & resolve purchasing issues that arise during construction process to ensure production moves forward.

  • Participate in model frame-walks and field meetings (as necessary).

Special Assignments:

  • Interactions with consultants on construction documents from the standpoints of preparations / plan types assignments / value engineering / finalization of "biddable" bid packages.

  • Others as assigned.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education:

  • High School Diploma or GED required (At a minimum)

  • Bachelor's Degree in Accounting, Business, Construction Management, Construction Engineering, Architect, Civil Engineering etc. are preferred.

Experience:

  • 2-3 years of proven purchasing/contract negotiation experience.

  • Prior experience in the homebuilding industry preferred.

Knowledge, Skills & Abilities:

  • Strong organizational skills; able to handle multiple deadlines and multi-task

  • Action oriented, with the drive to push projects to successful closure

  • Strong ability to work within a team setting, inclusive of other's ideas

  • Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately.

  • Must be proficient in Microsoft Office (at least intermediate level). Advanced Excel Skills required

  • Strong technical and analytical skills

  • Detail oriented

  • Must be able to read blueprints/ construction documents.

COMPENSATION AND BENEFITS:

  • Base Salary: The expected base salary range for this position is $80,000 - $90,000 per year depending on experience, paid semi-monthly.

  • Schedule: Can work from home on Fridays.

  • Bonus: This position is eligible for an annual discretionary bonus.
