Unimark Construction LLC seeks a Project Manager in its Seattle, Washington location.

Duties: Manage small- to mid-size tenant improvement construction projects and provide project management support for large-scale projects throughout the lifecycle of projects ranging from preconstruction, construction, and project-closeout. Participate in conceptual development of construction projects and coordinate its organization, scheduling, budgeting/financing, project management, and implementation.  Lead Owner, Architect and Contractor (OAC) meetings, including preparation and management of meeting agenda and project scheduling meeting minutes. Interpret and elucidate plans and contract terms to stakeholders including the project owner, developer, workers, and clients. Manage site and coordination meetings with subcontractors, and oversee subcontractors including monitoring quality and timeliness of deliverables as defined in the scope of work, reviewing submittals for conformity with specification, and producing RFI (Request for Information) to resolve issues.  Oversee financial aspect of construction projects, including the following: managing project-specific Activity Logs for billing and maintaining salesforce sheets for sales reporting; reviewing bills, managing work change orders, writing Owner's pay application, coordinating with the project owner for billings and budgeting issues, and ensuring cost data's integration with in-house financial systems (Procore and Sage) to facilitate project accounting. Lead project proposal preparation, including quantitative and logistics estimations, subcontractors pricing procurement and budget management.  Use Bluebeam software for project takeoffs and use Excel for bid levelling to ensure that there are no gaps in work scope cost estimates. Review, analyze, and administer document control for the following, including maintaining logs on their distribution:   Request for Information (RFI), Submittals/Long Lead Equipment, shop drawings, contract documents, project cost reports, change proposals, change orders, architect's supplemental instructions (ASI), A/E Reports, contract close-out documentation (close-out manual) and punch-list management. 

Requirements:  Bachelor's degree, or foreign equivalent, in Engineering, Architecture, or a closely related field, and 2 years of experience in job offered or as Project Engineer. Must have 2 years of experience in each of the following areas: Bluebeam; Project management using Procore software and MS Project; Construction Permit Management; Project management including Project risk analysis, scheduling, financial management, and BIM and MEPF Coordination; Submittals and RFI management; Manage procurement and track schedules; Estimating, takeoff and levelling bid proposal; Plan reading skills and construction detail knowledge; Execute small construction projects; Lead coordination meetings and OAC (Owner Architect Contractor) meetings; Field coordination; and Closeout and punch list management. The starting base pay for this position has an annual range of $102,500 and $145,800. The actual annual offer will be carefully considered based on a wide range of factors, including skills, qualifications, experience, and location.
