Job Overview:
The Facilities Maintenance Manger is responsible for the technical management of the local maintenance staff to ensure the NIOSH facility operates smoothly and efficiently. The ideal candidate will have a strong background in general maintenance tasks, along with experience in leadership and supervision. In addition, this position will be a working supervisors role.
Responsibilities:
Lead, supervise, and help a team of general maintenance workers in completing daily tasks and addressing maintenance issues throughout the facility
Conduct regular inspections of the facility to identify and address maintenance needs, including plumbing, electrical, HVAC, and structural repairs
Coordinate and prioritize maintenance tasks, ensuring efficient use of time and resources
Develop and implement preventative maintenance programs to minimize downtime and extend the lifespan of equipment and systems
Maintain accurate records of maintenance activities, including work orders, inventory management, and equipment maintenance schedules
Communicate regularly with facility management team to provide updates on maintenance activities and address any concerns or issues
Ensure compliance with all safety regulations and protocols to maintain a safe working environment for all employees
Safety and compliance: Ensuring that facilities meet health and safety standards, government regulations, and energy efficiency requirements
Maintenance and repairs: Conducting daily inspections, repairs, and maintenance, and overseeing building projects and renovations
Budget management: Managing maintenance and staffing budgets, and negotiating contracts with service providers
Staff supervision: Supervising teams of staff, including cleaning, maintenance, and security
Contract management: Overseeing and agreeing contracts and providers for services such as security, parking, cleaning, catering, and IT
Planning: Assisting with the development of long-term capital plans for facility improvement, repairs, and financial planning
Emergencies: Dealing with emergencies as they arise
Efficiency: Advising businesses on measures to improve the efficiency and cost-effectiveness of the facility
Other duties as assigned
Requirements:
High School diploma or equivalent.
Minimum of five (5) years’ experience in general maintenance, with strong understanding of electrical, plumbing, and HVAC.
Prior experience in leadership or a supervisory role is preferred.
Strong communication and organizational skills.
Knowledge of occupational safety and health regulation preferred.
Must have, or be willing to obtain before hiring, MSHA 48 certification.
ISO Experience is a plus
