Job Description

We are looking for an experienced Analyst or Senior Analyst (pending experience) to join our Sydney based team on a full time, permanent basis. This role involves working with the property team on a portfolio of investment assets, working closely with the Asset Management team on the day-to-day analysis of the Group’s investment assets and development pipeline, including leasing analysis, valuation, and budgeting and forecasting. Asset classes include commercial, retail, industrial – investment and development. The role will also be responsible for coordinating the research requirements for the Brookfield Properties team.

Reporting to the Vice President | Asset Management, you’ll be joining a national team of enthusiastic and driven individuals who strive for continuous improvement. This position will suit a proactive, composed, and attentive Analyst who wants to build on their previous analytical experience within a collaborative and supportive organisation.

What you will be responsible for?

  • Analysis

  • Assisting in the development of fully functioning real estate models

  • Supporting the solution of specific portfolio company issues by performing basic analysis

  • Preparing annual asset plans, asset performance slides and maintaining a forecast model for each asset within delegated portfolio

  • Quarterly reforecasting and quarterly update of stack plans form part of this process.

  • Strategic Leasing - Undertaking lease analysis, strategy, and sensitivities within the delegated portfolio

  • Valuations

  • Supporting the preparation of internal valuations, quarterly reforecasts and supporting materials within the Australian direct property portfolio

  • Supporting the underwriting for specific acquisitions and disposals

  • Supporting the build-up of feasibility scenarios group to make accurate business decisions for development sites

  • Research - Leading and/or supporting the research function for both ad-hoc and timetabled research tasks

  • specific REIT and direct property market research and analysis

  • annual business planning market slides

  • office market summaries

  • sales and leasing database

  • Ad-hoc papers, on a needs basis

  • Process Improvement - Supporting the improvement of the internal processes by providing technical advice on internal and external valuations, valuation reporting, internal and external audit

  • Other - Assisting in preparation of board reports, corporate reporting, general research assignments and general presentations

    What experience and qualifications will you possess?:

  • Tertiary qualification in one of the following disciplines: Land Economics, Finance, Mathematics, Economics, Accounting, Commerce and Law

  • 1-2 years (for Analyst) and 3-5 years (for Senior Analyst) prior analytical experience is desirable

What skills and qualities do you have?

  • Strong Excel modelling skills and good working knowledge of real estate related systems (e.g. Cougar, Estate Master)

  • Demonstrates knowledge of basic real estate concepts including:

  • Valuation techniques (Cap Rates, Replacement Cost, Comparable Trades etc)

  • Basic drivers of the analysts' focused sector(s)

  • Strategic leasing and analysis

  • Understands and utilises available data-related resources to maintain strong databases

  • Ability to carry out independent research, distil large amounts of information into key themes and present these in a coherent manner

  • Demonstrates willingness to suggests and adopt process improvements

  • Strong verbal communication skills including the ability to articulate a point of view and respond appropriately to questions and objections

  • Writes clearly and concisely

  • Contributes to written materials (memos, marketing materials, internal documents)

  • Demonstrates strong attention to detail

  • Manages multiple projects, prioritises appropriately and meets deadlines

  • Recognises key industry players and trends

  • Developed financial skills with an ability to provide sound financial analysis

  • Ability to learn new systems / processes quickly
