POSITION SUMMARY

The Construction Project Director is responsible for driving construction projects from beginning to end, working in collaboration with the legal, acquisitions, finance, development, design, engineering, and property management teams. They will oversee all aspects of the construction process associated with Bedrock’s Cleveland portfolio. This position also provides leadership, establishes benchmarks, and monitors assigned projects to ensure completion in a cost-effective and timely manner.

ESSENTIAL FUNTIONS

  • Provides oversight of all assigned construction projects, ensuring adherence to budget and schedule through construction life cycle

  • Provides construction input and representation through pre-development and pre-construction project phases, and provides full project management leadership through the construction phase, including but not limited to:

  • Coordination with internal estimating team to provide cost feedback

  • Engagement in design process with development and architectural leads to provide feedback on cost and constructability

  • Procurement, negotiation, and management of CM/GC

  • Monitoring of design progress for adherence to approved budget and schedule

  • Management of the design team

  • Providing clear and timely notification of budget or schedule deviation to leadership

  • Coordination with internal and external stakeholders

  • Cost control, financial forecasting and management

  • Contract management and contract closeout

  • Oversees Construction & AE team throughout construction. Conducts regular site visits and inspections to coordinate with the Construction and AE team, verifying compliance with approved project plans and specifications

  • Develops and maintains strategic business relationships with city, state, and federal agencies

  • Monitors the construction team’s management so that in-progress and archival project records are being kept in an orderly manner, including but not limited to correspondence, construction documents, contract and project administration documents, budget reports, construction change directives, reports, and meeting minutes

  • Provides leadership to all direct reports including but not limited to coaching, professional development, and establishing and maintaining team goals

  • All other duties as assigned

POSITION REQUIREMENTS

  • Bachelor’s degree in construction management, architecture, engineering, or a related field (required)

  • 10-15 years of construction management or related experience (required)

  • Project management and budgeting experience (required)

  • At least 5 years of leadership experience (required)

  • Specialized experience or certification, license, or advanced degree in area of expertise (desired)

  • Ability to act independently and collaboratively and work well under pressure
