The Maintenance Mechanic is responsible for skilled maintenance repair, renovation, rehabilitation, and modernization of all Yakama Nation Housing Authority (YNHA) structures, buildings, sewer, water facilities and grounds. The incumbent is responsible for understanding appliances, mechanical ventilation, heating, insulation factors, lighting fixtures, hardware, structural features of YNHA housing units as well as their mechanical, plumbing, and electrical systems. The incumbent is expected to respect and follow all YNHA policies, YNHA Adopted Building Codes, Electrical Codes, as well as other pertinent standards, ordinances, regulations mandated by U.S. Department of Housing and Urban Development (HUD.)

The Maintenance Mechanic will display a positive attitude and maintains cooperative working relationship with other employees, managers, Deputy Director and the Executive Director. The Maintenance Mechanic will perform all duties and responsibilities in a timely and efficient manner according to established schedules, procedures, and policies. The Maintenance Mechanic demonstrates good judgment and reports problems to the immediate Maintenance Mechanic Lead and/or Maintenance Manager.

The tasks listed below are those that represent the majority of the time spent working in this position. Management may assign tasks related to the type of work of the position as necessary.

``` - Ability to respond to schedule change and/or after normal work hour emergencies. - Assists in moving heavy objects such as refrigerators, stoves, and other large household items as needed. - Maintains daily logs, work orders and prepares written reports in a manner consistent with industry and HUD standards. - Continually self-educates and familiarizes with all applicable work techniques, standards, materials, products, etc. - Assists and/or complete major plumbing tasks such as replacing, rerouting waterlines, draw and vent systems, toilets, sinks, washer assembly, bath and shower assembly, frost free hose bib, general plumbing etc. - Repairs windows and/or window shades by measuring, cutting and ordering from vendors then replacing in units.

Completes electrical tasks such as base board heater replacement, emergency furnace maintenance, electrical stove repair, porch light replacement, resetting circuit breakers, changing plate covers on switches and outlets, replacing light bulbs, gloves, baseboard heaters, wiring and plumbing hot water tanks. Replacing, add or modifying electric breaker panels, street light repair, rebuilding, locating underground utilities. Repair, install electric wires, grounds according to YNHA's adopted electrical codes (NEC).

Performs maintenance and repair tasks to heating and air conditioning systems, such as, changing filters, thermostats, and control motors, and troubleshooting electrical.

Performs maintenance of grounds by cleaning up debris, mowing lawns, raking grass and leaves, trimming shrubs and trees.
