Assistant Community Manager

Location: Wilmington, NC

Pay : $20/hour

Position Overview:

Adecco is assisting a client in Wilmington, NC to fill a temp-to-perm Assistant Community Manager role.

As an Assistant Community Manager , you will be responsible for supporting the day-to-day operations of a housing community, under the supervision of the Community Manager. This role plays a key part in the financial management of the property, particularly in managing delinquency and rent collection, to optimize cash flow and financial performance. You will also assist in overseeing operations, including leasing, maintenance, personnel management, and ensuring compliance with company policies, safety guidelines, and fair housing laws.

Essential Duties & Responsibilities:

  • Financial Management:

  • Post all payments and income received from residents, applicants, and non-current residents accurately and efficiently.

  • Reconcile daily account receivables and monitor bad debt; prepare late notices, communicate with residents and guarantors, and assist with eviction filings.

  • Contribute to meeting the property’s budgeted revenues, expenses, and Net Operating Income.

  • Process charges for resident and non-current resident accounts, including utilities when applicable.

  • Perform end-of-month closing procedures and ensure timely reporting.

  • Maintain accurate resident files and audit them for compliance and accuracy.

  • Walk units to assess and post move-out charges, statements, and security deposit refunds.

  • Personnel Management:

  • Assist in screening, hiring, training, coaching, and developing on-site staff according to company guidelines.

  • Ensure staff performance through continuous training, coaching, and compliance with Asset’s benchmarks.

  • Foster a positive work environment that promotes team success and high-quality performance.

  • Enforce company policies and procedures to ensure staff consistency and effectiveness.

  • Leasing & Marketing Management:

  • Assist in ensuring leasing staff effectively close deals, follow up with prospective tenants, and document leases accurately.

  • Support the implementation of the annual marketing plan to attract prospective residents.

  • Address resident concerns, complaints, and requests to ensure satisfaction and retention.

  • Develop and execute resident retention programs (events, newsletters, promotions, etc.).

  • Assist in showing, leasing, and moving in prospective residents.

  • Administrative & Maintenance Management:

  • Ensure excellent customer service and monitor the maintenance team’s response to service requests.

  • Oversee the property’s appearance and ensure timely completion of necessary repairs.

  • Perform regular property inspections and tours.

  • Assist in managing property resources, equipment, and supplies efficiently, obtaining bids and pricing from vendors as needed.

Education/Experience:

  • High School Diploma or Equivalent; Bachelor’s degree preferred.

  • At least 2 years of experience in the multifamily housing industry, or equivalent combination of education and experience.

  • Basic computer skills and ability to perform on-site software functions.

  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements:

  • Ability to stand, walk, sit, use hands, reach with arms, and talk or hear.

  • Ability to occasionally lift up to 25 pounds.

Pay Details: $20.00 per hour
