Duties and Responsibilities:
  • Oversee all maintenance and repair of mechanical systems including plumbing, electrical at all locations with a heavy emphasis on HVAC systems in Youngstown Main building; troubleshooting, repairing, installing and programming building controls systems. Monitor HVAC controls and adjust set points as needed; perform routine HVAC system preventative maintenance work; determine HVAC system problems and make recommendations for repair; review and evaluate the quality of HVAC contract vendor work.
  • Assist in the development, implementation, and monitoring of budgets, as they relate to the property, to ensure that budgets are in line with approved baselines.
  • Daily inspections, installations, general maintenance (plumbing, electrical, carpentry, HVAC) and repairs.
  • Contractor management: Plan, schedule and oversee outside contractors to ensure quality control, professionalism, minimal operational interference and their recommended scope of work is the right solution and is cost effective.
  • Must be available for off hour responses and emergency situations as needed.
  • Utilize cloud based work order management software.
  • Participate in move management activities
  • Assists other trades as needed; adheres to all safety practices and procedures; cleans and maintains work areas and equipment; attends meetings; properly completes documentation; provides a high level of customer service; communicates to customers, coworkers and supervision via written, electronic and verbal methods and devices; operates department vehicle; performs other duties as assigned.

Education, Certification, License and Experience:
  • High school diploma/GED or equivalent combination of education
  • Eight years' general maintenance experience or equivalent combination of education and experience with three years in a team-oriented, multi-function setting.
  • Requires valid State of Ohio driver license and insurability.
  • A minimum of 2-5 years of HVAC systems experience.
* Skills and Knowledge:*

Physical: Ability to lift, push and pull and carry up to 80 pounds. Physical elements of the job may require frequent standing and walking, squatting, reaching, stooping, climbing stairs/ladders, balancing and carrying.  Successful completion of probationary period includes demonstrated competence in each of the identified technical specialties as required for this position, level of responsibility: carpentry, electrical, plumbing and HVAC/R.

Midlevel to professional knowledge of HVAC, electrical, plumbing, carpentry.

Requires intermediate level proficiency in Microsoft Office software applications

Work Environment:

This job operates in a professional office environment. Work is normally performed in a typical interior work environment which does not subject the employee to any hazardous or unpleasant elements.
